Who is responsible for your information
Farzad Behzadi is a licensed mortgage professional operating as Farzad Behzadi Personal Mortgage Corporation, registered under RTC Mortgage Brokerage and licensed in British Columbia and Alberta. RTC Mortgage Brokerage is the brokerage responsible for the mortgage services provided.
Information collected
- You give us directly — your name, phone number, email address and whatever you tell us about what you need, through the website form, by phone, text, WhatsApp or email.
- During a mortgage conversation — information relevant to assessing a mortgage, such as your goal and timing, employment and income, existing obligations, and down payment. You choose what to share and approximate figures are fine.
- With your separate consent — credit information, where you have signed the consent required to obtain it.
- Automatically — basic technical information when you visit this website.
Calls, recording and the automated assistant
Some calls are placed or answered by an automated assistant working on behalf of Farzad Behzadi, and calls may be recorded and transcribed so that accurate notes are kept.
- Recordings and transcripts are used to keep an accurate record of what was discussed and to prepare for your consultation. They are not used for any unrelated purpose.
- You can ask at any point during a call not to be recorded, or ask to speak with Farzad directly instead of the assistant.
- The automated assistant collects and organises information only. It does not give mortgage advice and does not decide whether you qualify. Every mortgage determination is made by Farzad Behzadi as the licensed professional.
- The assistant will never ask for a Social Insurance Number, banking passwords, card numbers or online banking credentials. Please do not share these by phone or text.
How your information is used
- To respond to your enquiry and arrange a consultation.
- To assess your situation and identify suitable mortgage options.
- To submit a mortgage application to lenders on your behalf, where you have asked us to.
- To keep records required by the brokerage and by law.
- To contact you about your enquiry or an existing file, by phone, text or email.
Consent to be contacted
When you submit the form on this website, you are consenting to be contacted about your enquiry by phone, text or email — including by the automated assistant — and to calls being recorded. If you contacted us previously about a mortgage, we may follow up about that enquiry.
You can withdraw your consent at any time. Tell us on a call, reply "STOP" to a text, or email us, and we will stop contacting you and record your request.
Who your information is shared with
- Lenders and insurers — only where needed to obtain or place a mortgage for you.
- RTC Mortgage Brokerage — as the brokerage of record.
- Service providers who operate our phone, messaging, scheduling and record-keeping systems, under agreements limiting their use of it.
- Where required by law or by a regulator.
Your information is not sold, and it is not used to train shared or public artificial-intelligence models.
If you and another applicant are on the same mortgage file, you may ask that your individual financial details not be shared with each other. Tell us and we will handle the file that way.
How long it is kept
Information is kept for as long as needed for the purpose it was collected and for the period required by the brokerage and by applicable law, then securely destroyed or anonymised.
Your rights
Under Canadian privacy law, including PIPEDA, you may ask to see the personal information held about you, ask for corrections, withdraw consent, or ask that it be deleted where there is no legal requirement to keep it. Requests are answered within the timeframes required by law.
